Multi-Lot Residential Subdivision - Auckland's Northwest

Auckland, New Zealand

Bromley Group was engaged to deliver the principal civil construction works for a multi-lot residential subdivision in Auckland's northwest. The project involved coordinated delivery across earthworks, stormwater infrastructure, retaining walls, culvert construction and pavement formation. The works were undertaken within a rural site containing an existing stream environment, requiring careful sequencing, erosion and sediment controls, environmental management, inspections and coordination with the wider project team.

Scope of Works

  • Site establishment, erosion and sediment controls including decant pond construction
  • Bulk earthworks and subdivision site preparation
  • Subdivision entrance and access road construction including asphalt surfacing and intersection tie-in to the existing road network
  • COAL undercut and pavement formation
  • Installation and connection of stormwater catchpits, detention tanks and stormfilters, including associated pipework and lot connections - over 45,000 litres detention capacity across three concrete tanks
  • Installation of four concrete firefighting water supply tanks
  • Culvert construction including a 1m box culvert and timber retaining wall crossing
  • Construction of timber retaining walls
  • Power and telecommunications infrastructure installation and cable pulling

Site Considerations

The project required multiple civil workstreams to be coordinated across a live subdivision site with variable ground conditions and an environmentally sensitive stream area. Works were sequenced around weather, winter earthworks requirements, council and engineering inspections, drainage levels, retaining-wall construction and access-road formation. Changes to the culvert design and stormwater infrastructure required the construction programme to remain adaptable while maintaining environmental controls and site access.

Outcome

The project established the core civil infrastructure required to support the residential subdivision, including formed access, stormwater management, retaining structures, culvert works and erosion protection. The completed works provide a coordinated and durable civil platform for the development while addressing drainage, access, environmental and long-term maintenance requirements.

Stormwater Remediation - Commercial Car Park

Auckland Central

Stormwater remediation for a commercial car park in Mt Eden, including channel drain installation, a new concrete cesspit and full asphalt reinstatement.

Overview

Bromley Group was engaged to resolve recurring stormwater ingress into the basement of a commercial property in Mt Eden. Surface water was tracking across the car park surface and migrating into the building during heavy rainfall. The works were delivered within a fully enclosed site in a busy retail car park, with all surrounding tenancies remaining accessible via footpath throughout construction.

Scope of Works

  • Site establishment and full hoarding enclosure within a live retail environment
  • Excavation and installation of approximately 18 metres of heavy-duty linear channel drainage
  • Construction of a new concrete cesspit
  • New stormwater connection to existing soak pit
  • Reinforced concrete encasement of drainage system
  • Asphalt reconstruction and reinstatement
  • Full car park reinstatement and return to operation

Site Considerations

The project required a fully enclosed hoarded site within an operational retail car park. Vehicle access through the car park was closed for the duration of works, with pedestrian access to all surrounding tenancies maintained via footpath throughout. Existing site conditions uncovered during excavation required on-site problem solving to maintain programme and quality.

Outcome

The completed drainage system intercepts surface runoff before it reaches the building, eliminating the recurring basement water ingress. The channel drain is integrated flush with the reinstated asphalt surface and is built to handle regular commercial vehicle loading. The car park was returned to full operation on completion.
