Commercial and Development Earthworks

Subgrade and Foundation Preparation Auckland
Getting the subgrade right is the most important thing that happens on any building or paving project - and the most common thing that gets cut short when a job is under programme pressure. Bromley Group prepares subgrades to specification on residential, commercial, and subdivision projects across Auckland, and we do not sign off on compaction until the numbers are right.
Subgrade preparation starts after bulk earthworks and site cut preparation are complete. The process includes:
- Proof rolling to identify soft or unstable areas in the subgrade
- Subgrade stabilisation or removal and replacement of failed material
- Placement and compaction of imported fill or basecourse to design levels
- Nuclear density gauge testing to confirm compaction percentage (typically 95% modified proctor for residential, higher for commercial and pavement applications)
- Certification and sign-off documentation for your geotechnical engineer or building consent
Auckland's expansive clays are the main variable. Clay subgrades that are too wet at the time of compaction will pass a density test and fail under load within months. We time compaction around ground moisture conditions and will tell you when conditions are not right rather than proceeding and hoping.
For foundation preparation specifically, we work directly from your structural engineer's subgrade specification and provide the testing records they need for their sign-off. Earthworks pricing depends on too many variables to give a meaningful number without seeing the site - ground conditions, access, volumes, disposal requirements, and what the finished surface needs to achieve all affect the cost significantly. We provide site-specific pricing based on your drawings and a site visit. Get in touch and we'll come back with a clear scope and price.
Yes. We carry rock-breaking equipment and can handle both soft and hard rock excavation. If rock is suspected, we'll factor it into the quote clearly so there are no surprises.
We work to NZS 4431 and can provide nuclear density gauge testing records where required by your geotechnical engineer or council. Most residential jobs require 95% proctor.
Yes. We manage excavation, cartage, and disposal as part of our scope - including cleanfill disposal and approved tip facilities where required. If material can be reused on site as cut to fill, we'll plan for that to reduce disposal costs. Disposal rates are confirmed at quote stage.
It depends on the scale and location of the works. Generally, earthworks over 250m² or 500m³ require a resource consent under Auckland Council's Unitary Plan. Subdivision earthworks almost always require consent. Smaller residential works may not - but it's worth checking early. We can help guide you through what's likely required for your project.
Auckland's clay soils are sensitive to moisture - they can become unworkable quickly in wet conditions and need proper conditioning before compaction. This affects programme timing, methodology, and sometimes the need for imported fill. We factor this into our planning and keep you informed if conditions on site change the approach.
Yes. We work directly from engineering drawings and geotechnical reports, coordinate testing and inspections at required hold points, and provide supporting documentation for compliance sign-off. If you don't have a geotech yet, we can point you in the right direction.
