A subdivision in Auckland requires a defined scope of civil works before Auckland Council will issue a s224c certificate and titles can be issued. That typically includes new roads or accessways, stormwater and wastewater reticulation, water supply connections, earthworks to create building platforms, retaining where required, and kerb and channel or edge treatment on new roads.

Working With Your Project Team
Subdivision civil works do not happen in isolation. You have a surveyor, a planner, a civil engineer, and usually a geotechnical engineer all involved, plus Auckland Council and Watercare on the consenting side. We work as part of that team, not separate from it.
We read the civil engineering drawings, work to the engineer's specification, attend site meetings when required, and provide you with the documentation and photos your engineer needs to sign off each stage. If there is a design issue on the ground (and there often is once you start digging), we communicate it immediately rather than building something wrong and presenting you with a problem later.
From Resource Consent to s224c
We understand the full subdivision process and what is required at each stage. We can price from scheme plans at the resource consent stage to give you a realistic civil cost for your feasibility, and then reprice from the issued engineering drawings once the design is confirmed. We are familiar with the Auckland Council development contributions process, Watercare connection requirements, and the infrastructure approval process.
